Commercial Roof Maintenance Programs

The difference between a roof that reaches its designed service life and one that fails a decade early is almost never the membrane. It is whether anyone was on the roof twice a year clearing drains, checking flashings and catching small failures before winter.

We run scheduled maintenance programs for facilities across Northern Indiana, with documented findings that facility managers can take straight into a capital planning conversation.

What deferred maintenance actually costs

A clogged drain costs nothing to clear in October. The same drain in February holds a load of standing water and ice against a seam, and by spring you are pricing interior repairs, insulation replacement and a section of membrane. The cost curve on roof problems is steep and it bends sharply the moment water gets into the assembly.

Most manufacturer warranties also require documented periodic inspection and maintenance. A maintenance file is what keeps that warranty enforceable when you need it, and it is what turns roof budgeting from a surprise into a plan.

Common questions

How often should a commercial roof be inspected?
Twice a year at minimum, spring and fall, plus after any major storm. Roofs with heavy rooftop traffic or equipment benefit from more frequent visits.
What is included in a maintenance agreement?
Scheduled inspections, drain and gutter clearing, minor repairs, and a written photo report. Larger repairs are quoted separately with the findings attached.
Do you maintain roofs you did not install?
Yes. Most of the roofs in our maintenance programs were installed by other contractors.
