Why commercial roofing prices vary so much
Commercial roofing pricing is not like residential. A 50,000 square foot warehouse and a 5,000 square foot office have different staging, different access, different code requirements, and different insurance considerations. Two bids on the same building can legitimately come in 30 percent apart depending on what each contractor included.
The numbers below are realistic 2025 ranges we see on actual projects across Northern Indiana. Use them to set expectations, not as a substitute for a written quote.

What's actually in the price
Tear-off and disposal
Removing the old roof, insulation, and any wet decking. For a 50,000 square foot warehouse, tear-off and disposal alone can run $1 to $2.50 per square foot depending on the layers and disposal fees.
Insulation
Polyiso insulation board to bring the assembly up to code R-value. Indiana commercial code targets R-25 in most cases. Each additional inch of insulation adds roughly $0.40 to $0.80 per square foot.
Membrane and installation
The actual TPO, EPDM, or modified bitumen membrane plus labor to install. Mechanically attached, fully adhered, and ballasted systems each have different price points.
Flashings, penetrations, and edge metal
Every drain, vent, HVAC curb, and parapet wall needs proper flashing. This is where bad bids cut corners and where leaks tend to start.
Warranty
Manufacturer NDL (no dollar limit) warranties cost more than standard material warranties, but they cover labor too. Worth it on most commercial projects.
What drives cost up
- Multiple existing roof layers requiring removal.
- Wet insulation needing replacement (often discovered during tear-off).
- Deck damage and structural repair.
- Limited crane access or active operations below.
- High parapets, complex penetrations, or rooftop equipment.
- Code upgrades (insulation, energy, fire ratings).
- Premium or extended warranties.
What can bring cost down
- Restoration coating instead of replacement (when the roof qualifies).
- Recover (going over the existing roof) instead of tear-off, when code allows.
- Scheduling during the slower late-fall window.
- Bidding before urgent leak issues drive emergency pricing.
- Bundling roof work with other exterior maintenance.

Total cost of ownership matters more than price per square foot
A roof that costs $9 per square foot and lasts 25 years is cheaper than a roof at $7 per square foot that fails in 12. We see owners chase low bids and pay for it twice. Look at warranty, system spec, installer reputation, and historical performance, not just the bottom line on page one.
