Commercial Roof Replacement in Northern Indiana
Phased tear-off and re-roofing that keeps your building watertight and your operations running through the project.
When a commercial roof reaches the end of its service life, the question is no longer whether to spend money, it is how to spend it once. A replacement is your chance to correct drainage, upgrade insulation, and reset the clock with a fresh manufacturer warranty.
We replace low slope and metal roofs on warehouses, manufacturing plants, offices, retail centers, churches and schools throughout Northern Indiana, and we phase the work so the building stays dry and in use.
What a replacement actually solves
Wet insulation is the quiet cost of a worn out roof. Once moisture is trapped in the assembly, thermal performance drops, the deck begins to corrode, and every repair becomes a temporary measure. Core cuts during our inspection tell us how much of the existing assembly is still sound.
Replacement also fixes the design problems that shortened the last roof's life: undersized drains, dead-flat areas that pond, poorly built curbs, and flashing details that were never right. Building those corrections into the new assembly is what separates a re-roof that lasts twenty-plus years from one that starts leaking in seven.
Signs it is time to replace
- The roof is at or past the expected service life for its system type
- Repairs are frequent, spread across the roof, and no longer holding
- Moisture survey or core cuts confirm saturated insulation
- Widespread membrane shrinkage, splitting, or loss of surfacing
- Interior damage, insulation loss, or rising energy costs tied to the roof
- A capital planning cycle where a planned re-roof beats an emergency one
How we run a re-roof
Condition survey and core cuts
We confirm what is under the membrane before specifying anything, so the scope reflects the real assembly.
System selection that fits the building
TPO, EPDM or metal is chosen around your building use, rooftop equipment, chemical exposure and budget, not around what we prefer to install.
Phased, watertight sections
We tear off only what we can dry in the same day, so the interior is protected at every stage.
Manufacturer warranty
New systems are installed to manufacturer specification so the full warranty is available to you.

Common questions
- Do we have to shut down during a roof replacement?
- Almost never. We phase tear-off and installation around production schedules, tenant hours and loading dock access so the building keeps operating.
- Can you re-roof over the existing system?
- Sometimes. If the existing assembly is dry and code allows the additional layer, a recover can save significant cost. Core cuts tell us whether that is realistic.
- How long does a commercial re-roof take?
- It depends on square footage, deck condition and weather windows. We give a phased schedule up front and update it weekly on site.
