Metal Roof Restoration on Fort Wayne Industrial Facility
Fort Wayne, Indiana
Restorative coating system on a 60,000 sq ft metal roof in Fort Wayne, avoiding a full tear-off and saving the owner roughly 60 percent versus replacement.

Overview
Project overview
A 60,000 square foot standing seam metal roof on a Fort Wayne manufacturing facility was showing fastener back-out, seam separation, and rust at the panel laps, but the underlying structure was sound.
Customer challenge
The challenge
Tear-off and replacement would have meant production downtime and a budget the owner was not ready to spend. The roof had real life left in the panels if the failure points could be addressed.
Solution
What we did
- Replaced 3,400 backed-out fasteners with oversized stainless screws and new gaskets.
- Applied butyl tape over panel laps and seams, then encapsulated with a reinforced silicone coating system.
- Treated rust spots with rust converter before coating.
- Recoated penetrations and curbs with matching coating and flashing.
Results
Results
- Project completed with no production interruption.
- Saved approximately 60 percent versus full metal re-roof.
- 15 year manufacturer warranty on the coating system.
- Energy savings from reflective coating noticeably reduced peak summer cooling load.
