An 80,000 square foot warehouse in Elkhart had reached the end of its original EPDM roof life after more than 20 years. Active tenants and product inventory inside ruled out a long shutdown.

The existing membrane was brittle, seams were failing, and patch repairs were no longer holding. Ownership needed a full replacement, but tenants could not vacate and product stored inside could not be exposed to moisture or contamination.
Solution
What we did
- Phased tear-off in 5,000 square foot sections so the roof was always watertight at end of day.
- Mechanically attached 60 mil EPDM with new insulation board to bring the assembly up to current R-value.
- All penetrations re-flashed and new perimeter metal installed.
- Daily site cleanup and coordination with tenant operations to keep loading dock access open.

- Completed in 11 working weeks with zero interior water intrusion.
