EPDM Roofing Guide

EPDM rubber is the workhorse of commercial flat roofing, with a track record going back to the 1960s. Here is what you need to know about EPDM for Indiana commercial buildings.

What is EPDM roofing?

EPDM is a synthetic rubber roofing membrane manufactured in large sheets, typically 45 or 60 mil thick. It's installed on commercial flat roofs using one of three attachment methods: fully adhered, mechanically attached, or ballasted (with stone). Seams are joined with specialized adhesive tape or, on newer systems, factory-applied seam tape.

EPDM has the longest commercial track record of any single-ply system. Many EPDM roofs installed in the 1980s are still in service today, which says something about its underlying durability.

Strengths

  • Excellent UV resistance. EPDM is essentially the same material used in inner tubes and weather seals.
  • Extremely flexible across temperature swings, which matters in Indiana.
  • Long real-world service life.
  • Lower installed cost than most competing systems.
  • Easy and inexpensive to repair, even decades later.

Weaknesses

  • Black surface absorbs heat. Rooftop temperatures over dark EPDM run much hotter than over white TPO or PVC.
  • Older seam systems (pre-2000) used adhesive tape that ages differently than the membrane itself. Many leak calls on aging EPDM trace back to seam degradation, not the membrane.
  • Punctures from foot traffic or dropped tools require quick repair.

What EPDM costs

EPDM in Northern Indiana typically runs $7 to $11 per square foot installed, depending on attachment method, insulation, and access. It often comes in 5 to 10 percent lower than TPO for the same project. Coatings to add reflectivity later (silicone over EPDM) are an option as the roof ages.

When to choose EPDM

  • You want a proven, repairable system at a moderate price point.
  • Reflectivity isn't a primary driver (multi-story building, or low cooling load).
  • Existing roof is EPDM and you want a system the next contractor will know how to maintain.
  • Ballasted application is on the table (large industrial roofs).

When TPO or PVC might be better

  • Cooling costs are a significant operating expense.
  • Rooftop exposure to grease or chemicals (PVC).
  • Aesthetic preference for a white roof.

Repair and life extension

EPDM is one of the easiest commercial systems to repair. Punctures, small tears, and seam failures all have well-established repair details using EPDM patches or seam tape. For owners trying to extend the life of an aging EPDM roof, a silicone restoration coating is often a strong option, especially in the 18 to 25 year window before full replacement becomes necessary.
